Previously, sellers will just hand over a certification that says "no termite activity found" but since buyers have become smarter and more cautious, they will probably request for another inspection.

Since there are over 1,900 species of termites, it is probably wise to identify them in order to know the treatment strategy. In other words, different termites require different treatments.
It is quite important that you hire a reputable company to deal with your pest control problems. You should expect the treatment to be costly and for this reason, it is important that the people you hire care about their client's home.
Of course, the home buyer can always shoulder the cost of the treatment as part of the sales agreement. Just make sure that you are upfront and honest about your pest control problems so that the buyer will not decide to back out in the middle of the deal.
