Do Not Expect Buyers to Pay for Home Improvements

By admin | May 28, 2008

If you are a homeowner facing foreclosure, you should be aware that the market is currently favoring the buyers. This means that you will have to work doubly hard to sell your home before the reinstatement period is up. Otherwise, you can say goodbye to whatever equity you have on your property.

Selling in a buyer’s market requires you to be a bit more creative. Since budget is probably limited for repairs and home improvement projects, you should try to work with whatever resources you may have. If you manage to make your home look better and more attractive, you should make sure that the cost of your home improvement activities will not be shouldered by the buyer.

According to real estate experts, sellers should stick to curb appeal. This is because any major home improvements are usually not reflected in the asking price. It is not possible to increase the asking price just because you spent a considerable amount of money in order to second guess the preferences of the future owner. Experts believe that it should be up to the buyer to make significant home improvements.

It will probably be better if you concentrate instead on cleaning your home, getting rid of clutter, adding a fresh coat of paint, landscaping and updating windows, doors and other fixtures. All these activities will require just a small cost and there will be no need for you to increase asking prices, just because you spent a crazy amount on home improvement.

Aside from these, you can also consider replacing your home’s roof and updating the kitchen or bathrooms. These home improvements can significantly increase the chances of your home getting sold, even in a tough market.

Always remember that during these difficult times, it pays to be a little bit more sensible and creative.
