Sell Your Foreclosed Homes ASAP

There is a 2,952 square-foot house in FishHawk Ranch that is originally worth $517,000 in June 2006. But when the owner can’t afford to pay its mortgage anymore, they moved and frantically wanted to get rid of the home.

Wells Fargo, the lender agreed on a short sale or accepted less than the mortgage and set the rest aside. Foreclosure was delayed. But the lender became less amendable. Here is the sale history:

1. The home was on the market in October 2007. The lender evaluated the home to be worth $400,000 and would not agree to take less than $340,000. Nobody wanted it.
2. In December 2007, a contract of purchase worth $350,000 was offered but Wells Fargo stuck with the original $400,000.
3. Wells Fargo lowered its price to $385,000.
4. An offer worth $350,000 was raised in June but was refused again.
5. A buyer bid $296,000 last September. The lender hesitated but was left with no choice but to bring its appraisal down to $313,000.
6. Then just the previous month, the buyer bidder agreed to $313,000. But the deal is still left unclosed.

This case is just an example of the many foreclosed homes for sale that are caught between the depreciation and the lender’s decision.

The appraised worth fell $87,000 since its first offer while Tampa Bay homes value depreciate. An estimate of 29 percent fall by 2010 is seen by Moody’s Economy.com.

This sale hold up does not only affect the foreclosed homeowner, but also the neighbors of the foreclosed homes that pay their mortgage while their homes drop value. In Florida the Center for Responsible Lending thinks that houses around foreclosures decrease their worth by $9,661.

So, if your home for foreclosure is on sale, take the best offer as soon as possible.
